We start with a conversation, on your land or over the phone. Tell us what you want to build, roughly what you want to spend, and when you hope to move in. There is no cost and no obligation.

Before anything is drawn, we walk the property with you and look at what will drive cost: where the house should sit, access, slope, and utilities.

We research your well using neighboring well logs and look at what your septic system will likely need. Still shopping for land? We are glad to look at a lot with you before you buy it.

If you need plans, we design them with you under a simple flat-fee design agreement. That includes unlimited design meetings and revisions, floor plans, elevations, a foundation plan, window and door schedules, and 3D renderings so you can see the home before it is built.

Once the design fee is paid, the plans are yours. Already have plans? We will review them for buildability and price them for you.

With your final plan set, you get an itemized cost estimate built on realistic allowances, not lowball placeholders. You see where every dollar goes before you commit, so the budget you plan around is the budget you build with.

When the numbers work for you, we put the build under contract and handle permitting. If you are using a construction loan, we work with your lender and provide what they need to keep things moving.

Most of our homes take about 6 to 10 months from breaking ground to move-in. You make your selections with us along the way.

Before you move in, we walk every room together, make a punch list, and finish it. Every home we build comes with a 1-year warranty, and after that we are still a phone call away.
